    Common Mortgage Myths

How Much Cash Can I Get?

Common Mortgage Myths    The Truth, from H&R Block Mortgage:

  Myth #1 :
  A 30-year fixed
  mortgage is always best.

Interest rates on fixed mortgages are fairly low right now - but adjustable rate mortgage (ARM) rates start out even lower. Low-rate ARM loans to allow you to minimize your monthly mortgage payments. These introductory rates could last up to 10 years before rising. Also if you plan to move or refinance in the next few years, an ARM might be better for you.

  Myth #2 :
  I've started the process
  with another lender -
  it's too late to change
  my mind.

Until your loan closes, you have every right to abandon one application process and begin again with a new lender. Shop around and be sure you are working with lender that specializes in getting you the right loan for your particular history and needs.

  Myth #3 :
  My credit score
  suffers when lenders
  check my credit.

While your credit report does list each time a lender checks your records, this information is there to allow you to see who is inquiring about you. Inquiries alone are not a mark against your credit history and will not affect your credit score.
